Top 4: Gold Coast, Melbourne, Collingwood, Richmond
Bottom 4: Brisbane, Port Adelaide, North Melbourne, Greater Western Sydney
(in no specific order)

Suprised so many people have Richmond in their top 4.

Surprised you have Brisbane in bottom 4. They have recently signed a core group of young guns who will be at their peak in 3 years (Redden, Rockliff, Rich, Leunberger, Hanley the pick of them). Ontop of that, Sam Mayes, Claye Beams and Jared Polec will all develop into great players. Their backline will be solid too, Justin Clarke has shown excellent signs as a key defender in his debut year, Patfull should still be there, and they have 4 promising running defenders in Yeo, Dochery, Harwood and Golby. Up forward they have a couple key forwards coming through in Lisle and Close, and have some great small forwards in Zorko, Green and Bewick.

To conclude, the Lions will have a formidable midfield in 3 years, and solid forwards/backs.

to hard to predict anything could happen really essendon could loose half there list this year, melbs experienced players could walk out bcos the clubs a shit**** , sydney might get there salary cap cut so it's the same as everyone else's and gws could be a failed project if they keep getting 2000 people to a game in saying that

top 4 in no order and reasoning
PORT- well coached seem to have a great culture and confidence now
FREO - if they can secure a solid chf to take over from pav there set, with clarke taking over from sandilands there going to be around for a while
WB- great core of young players coming through probably need another tall fwd
GC- best talent in the league scary to think jaeger, martin, bennell, ablett and prestia will be there midfield

not far behind gws , north, rich, coll

bottom 4 no order
ESS- obviously drugs saga is going to impact the club
WC- one of the most overated lists in the afl
MELB- self explanatory
SAINTS- i like the saints have some promising kids coming through alot of promising mids i just think they need more tall options for both fwd and back if they can get some i doubt they will be here

2016 Top 4 (in no particular order):
Port Adelaide- Have improved remarkably this season and have a talented list to boot, not to mention they're very well coached. Really like where Port are headed in the next few years.
Fremantle- Majority of their list falls into the right age bracket (24-26), so expect them to be around for a few years yet. Beyond that is anyone's guess though given the situation St Kilda now find themselves in post-Ross Lyon.
Western Bulldogs- Beginning to improve considerably, and have a solid young core coming through who will have the necessary experience in 3-4 years to form a very good overall side. Well coached and are developing a gameplan which seems to stand up when tested.
Collingwood- A wealth of resources/cash, well-run footy department, history of good recruiting, and some decent kids will hold them in good stead come 2016. Might not feature heavily as a premiership contender in the next 1-2 years but should stay around the mark before launching an assault beyond that.

Bottom 4 (no order):
St Kilda- Think they'll emerge from this rebuild in good shape, but their kids lack experience (despite showing promise) and will need another few seasons to develop. Really need to let go of the older brigade and focus on the future.
Essendon- Should do enough to tread water for the next 1-2 years with the list they have, but long-term the fallout arising from the drugs scandal will have a disastrous effect on them.
Hawthorn- Will probably be shouted down for this. Forward line is very good (even if Buddy leaves, which I think he will), but their midfield will undergo a significant upheaval in the next few years with Hodge/Mitchell/Sewell retiring, and their backline + ruck division has some rather large holes in it. Doubt they'll have an extended stay in the bottom 4, but the loss of many experienced players in the next few years might eventually necessitate some rebuilding.
Carlton-Come 2016 I don't see much upside to Carlton's list. Recruiting + development in the last few years has been rather ordinary, and unless things change soon the Blues will gradually drift further and further from contention until another rebuild is in order.

-Melbourne will emerge from the mess they're in now. Don't know exactly how that might happen, but given the cyclical nature of footy it should happen somehow. The Demons will at least find a light at the en of the tunnel come 2016 (if not earlier), which should facilitate improvement.
-All things going to plan Gold Coast should be on the cusp of a top 4 berth in 3 years IMO, but not a serious contender yet. Their greatest challenge will be finding salary cap space for the list they have now, continuing to recruit well, and being able to do things alone.
-GWS should be getting there by 2016 and may play finals, but won't quite have arrived yet.
-North have the most overrated list + coach in the AFL, and Richmond are an unknown for mine (will wait and see whether they're able to take the next step and turn their list into a powerful side this time).
-Sydney won't stay up forever, Geelong will tread water for the next 2-3 years before hopefully launching another assault with the young core we have waiting in the wings.

2016:
Top 4 in no specific order:
Collingwood - a lot of young talent going around here now, will still be a force
Gold Coast - It happens. Their players begin reaching their potential and find themselves in the top half of the ladder with a great list.
Adelaide - The very strong midfield has almost all the pieces to fire with Danger, Sloane, Douglas, Crouch & Jacobs all becoming great players. Whilst in the forward-line Walker regains his top-5 forward form, assisted by the likes of an improved and solid Jenkins, sharpshooter Johnston and deadly crumber Eddie Betts. Talia leads a now established and strong defense of Brown, Laird, Hartigan/Shaw and elite player Hendo.
Port - a very strong midfield will keep them in the top 5 for several years from 2015 and onwards, 2014 will turn out to be more of a go-sideways-development year.

Bottom 4:
Melbourne - it gets slightly better before getting worse again
Essendon - Lost players catch up with them
North Melbourne - feel like they dont have the young guys to support their club when their current senior players leave
Hawthorn - Rebuild time after a strong number of years, will have a flag before then though so all is forgiven

You've got to be kidding me.

Please explain how Richmond are so high, and why Hawthorn will drop so badly when we have a young team?
You have the second oldest list in the competition. Richmonds core group are young, unlike Hawthorn who have Sewell, Mitchell and Hodge soon retiring.

Nah. Believe it or not that is actually my opinion with some justifications, would be interested to see why you disagree. And I don't know why you doubt the crows. Our list is roughly the 4th youngest in the competition atm with loads of young, promising players. With the year from hell we have had we will still end on 10 or 11 wins, with most our losses being honourable or very close loses. With the return of Walker next year and the most likely inclusion of Betts our greatest weakness this season will become a strength and we will be pushing top 4 come 2015, top 6 next year if injuries go our way. Expect us.

Adelaide can't finish on 11 wins. Most likely they will finish on 9.
Brisbane have a younger list than Adelaide (2nd youngest in AFL) and are above Adelaide on ladder, so why don't you have them in top 4?

North are a terrific young list more then capable of covering their losses through drafting. Hawks are too much of a powerhouse to bottom out, they won't go bottom 4 but they might drop out of finals. I really like Essendons chances, they should make finals next year/2015. Adelaide I think desperately need a forward to support Tex and Jacobs on his current form is rubbish.

Meant to say 9 or 10, whatev's. I don't rate Lions young talent as much as I rate Adelaides.

This is 2016 we are talking about. Powerhouses now may be Melbourne's 3 years from now (well maybe not that bad). I reckon Hawks will begin to drop 2015-ish. I wouldn't write off Jacobs for one very average season. He has still taken a few scalps but no where near his dominating 2012 form. The fact that we know what he can do that he can still take scalps leans me towards him becoming more consistent in the coming years. We have a few other forward options in Jenkins, Johnston, Lynch that have shown they have some potential. Will be interesting to see who goes sideways and who goes forwards. Another forward/ruck wouldn't be a bad idea though just in case.

Everyone thought Geelongs era was over this season..the big clubs I just think have so much money in development that their youngsters are mostly guns.

Rockliff, Redden and Rich will be a dominant midfield force at their peak, along with Leuey in the ruck.
Claye Beams and Sam Mayes will be damaging half forwards.
Justin Clarke is only 19 years old and has already taken some big scalps at full back.
Yeo and Harwood both have blistering pace and poise off the half back line.
Zorko and Green are very clever and quick small forwards.
Hanley is already a freakish player, imagine how good he'll be in 2016.

All of the above players are under 25 years old, and will be at their peak in 2016

The one thing we lack is a good young KPF, but I think we'll get one in the off season this year. I think we have all the ingredients of a future top 4 side[/quote]

Lack of a dominant key position forward would be my guess.
