I took some photos of the redevelopment construction a couple of Fridays ago, and here are some before and after comparisons.


ASHQ in 2007. It was announced in 2008 that state and federal government funding ($2.5m x 2) had been obtained and added to in 2009-10.

Notice no player balcony in 2007.

This gives a bit of perspective. The new Big Shed component comes out to within a metre or two of the Stobie pole.

All down Seventh Avenue these 3 phrases are repeated. I'm sure the residents love seeing the Bringing our community together words, all the way down the street.

All the trees have been cut down and terraces demolished and concrete removed from the site.

View from the balcony of the Precinct bar.

The oval was like a bowling green for the last AFLW game then they scarified, aerated, top dressed it with sand and it initially looked ordinary after that, but its about 3/4 of the way back to that bowling green surface. Should be when the players get back in January.

I have never taken notice of this in front of the Port Club before, but no teal in the logo.

the towers go from 25m to 50m. Technically they haven't been approved yet - that is the Council Assessment Panel's independent call.

By stealth we are going to get AFLW then SANFL night games played at Alberton. In none of the submissions I have read, have night games been mentioned.

So the tower below will double in height and have a lot more lights at the top of the tower. I think it will go from 8 lights to 32 for each tower.

Nope. Its why I call it a Big Shed, as its made of steel and GFC are either donating all the steel for nothing or at cost price. Either way we save millions. Either way I reckon it gets called the GFG training centre or high performance centre.

Other mates rates and mates works, means we are getting a $30m facility for about $20m cash. The feds gave us $15m and the state government $3 mil - 2 x $1.5m for AFLW facilities and upgrade of Williams stand. So we have to find about $2mil cash.

It should show a nice boost to the balance sheet next year then (unless that fed contribution has already been factored into previous accounts).

$3.554m of the grants went to the bottom line as statutory profit was $7.017m and operting profit ( ie after depreciation) was $3.463m.

That is probably from the state government grants and the feds grant flows thru after 31st October, which makes sense as the Williams stand was worked on during 1/11/21 and 31/10/22 and the work on the eastern side didn't start until mid October.

What i don't understand is why net assets didn't go up by $7.017m. Only went up by $2.2m. Will have to wait until the full accounts are lodged at ASIC to explain that. From the club announcement.

  • Strong balance sheet with Net assets of $17.1 million (2021; $14.9m).
  • In addition, capital grants recognized for facility redevelopment of $3.554m (2021; $0).
  • Resulting in a consolidated profit including grant revenue of $7,017,560 (2021; $4,209,451 profit).

The club's plan is to just bury the contaminated soil below the foundations for the new build - I'm sure the alternative of removing the contaminated soil is cost prohibitive.


To facilitate the re-development of the eastern side of Alberton Oval, environmental soil investigations were undertaken to classify materials for off-site disposal or re-use in accordance with Environmental Protection Authority (EPA) requirements.

During these investigations, fill materials were encountered and classified as containing contaminated waste soils, warranting further assessment, remediation, or management.

The fill materials are contained within the raised terraces along the south-eastern side of Alberton Oval and are a legacy of historical industrial activities in the Port Adelaide region.

In early 2023, the long-term plan will be implemented and will involve the soil from the mounds placed under the foundations of the new building on the site, which will create a permanent barrier between the soil and site users to ensure that people are at no risk from the waste materials moving forward.

As both the club and the builder closely work through the remediation plan, the overall build timeline will be delayed by approximately 8 to 10 weeks.

It is kind of frightening to think where kids are playing in back yards, playgrounds and water ways

As the ground has been there for over a hundred years. Which factories were there beforehand? Or has it seeped through from businesses afar?

I asked my brother inlaw about it as he has some experince re contaimed soils when he was in the MFS, and his family lived and worked around the port 100 years ago for the next 40 or 50 year.

He reckons what has probably happened is that land fill from knocked down buildings and factories have been taken to Alberton to be used to build up the terraces area which was then concreted over. He reckons the terraces were cemented in the 1930s.

He reckons there is probably cobalt in the contaimed soil as there used to be a cobalt plant in the Port as well as probably asbestos and maybe other heavy metals.

The contaminated soil was brought in from elsewhere to build the mounds on the eastern side. As per the press release;

"They are likely to have been imported during past construction works which occurred at a time when the movement of soils and other wastes were not as well understood, nor regulated in South Australia, which was common practice in the 1960’s."

There were never any factories on the land donated by John Formby for the oval.
