Arden St is looking magnificent. It's such a fantastic venue, with a lot of history/memories.

That whole precinct will be peaking, in the next 10-20 years.
There’s a bloody Woolies across the road from the ground now on Macaulay Road.
A Woolworths.

I drove past it today cause Dynon Road was closed and put it this way if a giant like Woolworths builds a shopping center they ain’t putting it where residents aren’t.

As soon as Vic government buys out the Bowens and the dog park we need to claim that space immediately and not let it be turned into apartments. Enough has been allocated already.

Yeh could also be a bit of a kick in the arse from clarko to get him up and about because he knows how much of a weapon he can be off half back.

He's a 32 year old in what is a young developing group, he should be setting the example.

FFS we got the veteran Shiels in to provide that leadership and he's younger than Hall.

And if we're still playing a gameplan that relies on Hall kick mark kick mark kick turnovering his way around the backline, we may well need Plan B after all.

Unfortunately there's no residential towers being built at the moment and there's unlikely to be any for another 4-5 years.

The Bowens is going to be stumbling block to the development of the Arden Precinct, unless they can compulsory acquire it, which doesn't usually happen unless for federal and major infrastructure jobs like the airport, freeways, train lines and tunnels.

It's the site of the original Bowens yard, which was opened in 1894, so has real sentimental value to that company and is probably the oldest remaining timber yard/merchant in the general CBD area. The company is still family owned and is in the top 150 Australian companies in terms of annual turnover, so they don't really need the money, so whoever buys it better have extremely deep pockets.

There's as much chance as us moving from Arden St as there is of Bowens selling their Nth Melbourne yard, they will likely fight it all the way in the courts if any acquisition was on the cards.

We've drafted/traded* more medium backs the last few years that just about any position and we didn't even take one in this draft. The below list excludes the huge investment we underwent looking for quality backs the previous 10 years before that, which pretty much only netted McDonald and Atley (who was drafted as a mid) and arguably led to the downfall of the list.

The club is obviously aware of the issues there. Bailey Scott certainly filled some issues there last year with what he showed as a rebounding defender.

I think we were a bit burnt there in the past at the draft. We invested really heavily (arguably caused a bit of the downfall from those finals sides) in half backs and key backs searching for that AA half back and haven't really yielded anyone of that quality.

Atley, McKenzie and McDonald were all first rounders. Luke has been a decent return for a top 10 pick, but I think he fits in the Ziebell level of "honest 200 gamers", despite being a B&F winner, rather than star top 10 picks like Cunnington or LDU.

We invested so much capital over 5 years looking for a quality half back, it's almost like we opted to go to the bargain bin for the next few years as we finally needed to invest in other positions.

There's a lot of shitmen there tbh. Goater is the biggest investment we made in terms of capital, no surprise he also looks like the best potential prospect there by far (but probably as a wingman, which is ironically what we had Scott pegged for)

Perez can definitely play there question is if can he do it consistently across the year. Be interesting to see where Goater plays but word on the street is Clarko sees him as a half-back. Bergman is promising but unproven.

Given we didn't take Lachie Cowan I can only assume that the club is happy with our options for half-back. Personally I think we'll see Goater, there's definitely an opening particularly if Hall has come back overweight and unfit.

Some of the younger boys who have had a fairly easy ride to date better develop a thick skin pretty quickly.

It's brutal for those that aren't performing because of issues like competitiveness and professionalism.


Also, someone like Ziebell who in all honesty has been coasting for 2-3 years etc will probably face some of pretty grounding feedback imo.

He played half forward/back and in the middle as an u/18, but it's in the middle where he put up massive numbers.

From what I've heard from some people around the club, it also aligns to what I've listened/read from Rawlings and Viney.

From what I've heard from these same people, Viney absolutely loves Goater, thinks outside of LDU and prior to the draft intake he thinks he has the most star potential on the list.

The club almost admit they got it wrong with Goater for the first 3/4 of last year. They tried to play him as a Jeremy Howe/Hayden Young, intercepting defender in a terrible VFL side. At times he was required to play at FB and CHB because of our shortage of players.

He was released up the ground in the last 4-5 rounds and instantly looked more comfortable and got alot more of the ball. To the point he demanded an AFL spot, he wasn't close to an AFL spot prior to that.

He then put up 21 touches in a really comfortable display in that same role on AFL debut.

He's a natural accumulator.

Funnily enough, Bailey Scott was a bit of a revelation moving to a more rebounding role.

I think you will see Goater play the wing role Bailey was occupying in early 2022 and Scott remain in the rebounding backpocket role he made his own in the last 15 games of 2022, which ironically is what they had Goater probably marked for from 2023 onwards.

We've won back to back spoons, 90% of the group should expect some pretty harsh feedback.

There's probably 3 blokes immune to really genuine criticism at the moment.

Goldy, Cunners and LDU (LDU needs to improve on some things, but given his rapid improvement, he just needs to keep on doing what he's doing).

I'd have Jy in there, but he absolutely needs to improve on his skills and general decision making at times.

Larkey may even deserve to go ahead of Jy, but he can improve with his consistency and he does have some pretty ordinary body language on field at times when things don't go his way.

I'd have Buckets in there too. No one else though.

Fair enough. I've heard differently, will find out soon enough. Either way regardless of what position he plays he'll be great the kid is good.

He may end up there long term.

But I think to get him used to AFL football and the speed of the game he's going to play a bit off the wing.

He was involved with the midfield group practicing stoppages when they broke into Mid/Fwd/Defenders last Friday at training also.

Lachie Young as an example was practicing intercepting with the defenders.

So are you saying, maybe he wasn't the best player to have TT live with to set an example as a professional athlete?

No, it's been designed around it.

Bowens is the tennant block on the Sout/Eastern corner of Fogarty St, Henderson St and Gacie St.

Harris HMC's HQ is the North/Western Corner, they all remain.

The new oval would consume Citywide Infrastructure's yard as well as the Lost Dogs Home.

There's also an english language school and mechanic shop that would go.

Green St goes, Citywide have a batch plant on the South side of Green St,.

There's an OMIC food and agricultural testing lab in the block which I think is the grey area beside the proposed arts/cultural hub (Ashphault batch plant) and abutting the second oval.

Which makes sense, as the testing lab would cost an absolute fortune to acquire.
