Meanwhile my work is moving into a building that can only sit 80% of employees give or take. Hot desking is gonna suck but there are gonna be cons that go with WFH

No way. She's awesome. She came over to us, just me, missus, nan and daughter, at the wiggles concert here when we were hanging around the carpark and started talking to us and offered to take pictures. She's genuine.

I changed jobs for a larger Aus organisation, pretty sure the staff in my office is 1.5x the capacity

Hotdesks work well for lots of reasons (like today I'm stuck next to someone r who is really loud - now I know to stay away from him), working from home is good but for me 3 days a week max or I start to go crazy
