I got the theory from Robert Shaw from an Inside Football article he wrote. Pretty sure he had a regular column at the time.

I was living in Sydney, there was nowhere near the footy media that is available today, especially in a non footy town, so I would buy the magazine every week to get my fix, and it was before we won the flag, so maybe it was in 2001, or 02 or 03. After I read it, I watched games and had it in my mind, and saw what had seen and wrote about.

I went to a home open last weekend. Nice place but the asking price implied a rental yield of 3%. It was the outer edge of Subiaco not downtown Manhattan!

I’m looking to live not rent but surely prices like that aren’t sustainable.

That’s the base amount given for all rentals. They haven’t worked it out specifically for the property just thrown out the good old ‘3%’ number.
