We subdivided about four years ago and have had no problems whatsoever. One set of great tenants in all that time and a new house that doesn't require much work. Could be lulling us into a false sense of security though.

Luckily long term tenant we deal with directly. They'll organise everything and send us the bill. The benefits of a good tenant/owner relationship built on years of trust and respect.
