The Luke Sayers scandal. I'd just always assumed that me not getting the motivation to, you know: "I'm really attracted to this person, I know, I'll send them a picture of my junk, what could possibly go wrong?" was my "Things that make you feel old" moment. It seemed to me to be a practice reserved for teenagers and the most desperate of desperadoes.

I don't know exactly how old Sayers is, but going by his Wikipedia (starting an internship in 1991) he must be in his 50s. This could be a really naive moment for me, but is this commonplace with Gen X and Gen Y'ers? People in their 30s/40s/50s just sending junk photos to each other through social media all day?

In Vic, for real estate I thought under quoting was illegal and punished.

Since last November Mrs Sinjin and I went to a few auctions close by, probably around 10 just to see what people were paying and the market vibe.

Every single one was posted on real estate.com with a range, last one was $975,000 -$1.1 mill. Watched the buyers do their bids and the town house was declared in the market at $1.25 mill.....what the ****??? Surely that is easy to identify and punish???

Or am I severely wrong here?

Its one thing I've never done officially. I've done a troll version in the past where the nudity was implied but not actual (hence being implied) - those that have seen it still get a laugh from it.

In Victoria, it is illegal, but real estate agents are snakes and know how to slither their way around it.

The vendor currently only has to advise of their reserve price on the day of the auction, which means that the agent only needs to update the price guide on the morning of the auction. In the lead up, the agent only needs to find 3 comparable properties when coming up with their price guide. Of course they only select 3 properties that undercook what they think the vendor will take, so a good rule of thumb is to add 10% to the upper band of the price guide.

Agents are supposed to update the price guide if the vendor rejects an offer that is above the price range provided, but they will just say “the vendor isn’t looking at early offers”.

When I was looking to buy my house in TAS I went to look at a 2 bedroom unit. Was offers over $320,000. I knew that was bs straight away. I thought, ok, if I like it I will put an offer in at $400,000. Went to the open for inspection, didn't like the property and didn't even think it was worth $400,000 so didn't bother. Sold for $480,000.

Noone wanted it ..but it ended up selling.

Yes Hobart.

Prices went nuts everywhere here, even before it did on the mainland around COVID, but anywhere coastal especially.

Complete mugs though mainlanders retiring to the East Coast in Tas. As soon as they age past driving age they are screwed being 2 hours away from anything.

I personally like most of tas ...

But I thought most oldies went to QLD to hang them up.

If your on a limited holiday you can lose a day of travel taking the longer option.

I grew up in northern Tassie. Used to go back all the time. Used to travel back and forth a bit before moving here.

I've never once taken the Spirit. Even as someone who is a pretty terrible flyer - I'll drive to Sydney 4 times out of 5 that I go - I don't understand the appeal of spending 12 hours on a bumpy boat when I can have the torture over and done with in 45 minutes.

Do they rely on reports from potential buyers? Is there a mechanism for reporting it?
