I tried to move there once, found a lovely looking place but the previous owner committed fraud and we pulled out of buying it
Weird. I did the same and was really enthusiastic to buy but partner PG was the responsible party doing the due diligence and all and discovered all sorts of exciting and totally not disclosed stuff about the structure, and some outright lies in the offer etc.

WTF is going on in Belgrave?

This was years ago, the council was after them for illegal works in the property without permits and they didn't disclose in the Section32

It's bullshit how that stuff is buyer beware

Because we didn't own the property the council wouldn't even talk to us about the problems either

As a buyer you pretty much have no rights and it's up to whether you have a good lawyer doing conveyancing whether this stuff gets picked up

We have a terrible system in place

Wow. This was years ago for me too, and the primary issue was illegal works in the property without permits.

I was dead lucky a few people told me to hold back my enthusiasm and get someone to look a bit closer

I think the biggest problem is we largely build shit houses so most stuff in difficult terrain is a bad investment long term

They are very expensive where I now live. I looked into growing them but discovered they are only good for one season in this climate, not perennial producers as they are in California.

I recall that was why people told me to hold back. I was in love with this nice home with lovely trees and a beautiful view and kookaburras. Glad I discovered that the actual construction was shit by a liquidated company, with unofficial additions from stoners then being sold by a desperado who had just been de registered as a solicitor.

I like Belgrave but I tread carefully these days.

And yes. Why do laws protect everyone other than the buyer?
