It depends what the SAAFL / SANFL want from Thebarton. They need a facility for a range of representative teams. That's now our problem but a presumption that they will not want to have some control isn't realistic. Likewise we will want control.

We will have a second womens team soon, there is going to be a fair bit of demand on the facilities.
I don't pretend to know all the ins and outs of the SANFL / SAAFL situation and what they might need for various purposes. Just in broad, general terms, I think it should be viable for the AFC to present a plan that involves many dollars spent on many bright and shiny things, that the SANFL / SAAFL can have reasonable access to (not control) under and arrangement where the AFC is the head tenant. But not bright shiny things built on land that the SANFL controls.

The SAAFL would just like new offices and hosting ability for their Grand Finals I'd imagine.

If this is to work well we have to be the head tenant.

a) Club wants someone external touting there are other options to improve our bargaining position
or
b) We've wanted to keep the other options to ourselves not to get hopes up and to not be seen as losing out again
or
c) Ross is trying to save face

Dont disagree but what about the SANFL?

They use Thebarton a fair bit now days for men's and women's rep teams and carnivals. The answer might be they need to find somewhere else. I guess my point is I don't think it can be a shared facility.

You have summed it up well I think. I am not sure the perfect option exists. There are probably 20 good options but location and a members facility are an issue.

Maybe we will revisit some of them. Of all of them I think the Flinders Uni had potential but just to far from where we want to be based.
 
From that Silvers interview, sounds like the whole complex will be the entire eastern wing of Thebarton Oval, including grandstand, admin etc. There is a huge amount of room there with the bowling club removed and the oval reshaped.

Also sounds like they’ll try to negotiate having a 2nd oval on the far west of Kings Reserve in action while the tunnels are being built. I.e. they’ll ask for all the soil not to be dumped where the oval will be.

If there are two ovals from the get go, that will be good. If the Crows headquarters cover the entire eastern wing, at least that will hide the roadworks to an extent. With new HQ being built for Amateur League and SANFL on the other side, together with the existing Hank Bros Stand and Phil Ridings Stand, it will have a bit more of a stadium fill as opposed to the open amateur fill of West Lakes at the moment.

Dont think Ross cares much for face saving, he already owns enough here and is about to buy Adelaide United

The old Panther Park at St Marys has an excellent N-S oval and abundant surrounding space for elite ancillary facilities and a members clubrooms. This area is also zoned light industrial so less complaints from existing snobby residents. There is no strong local community attachment to the space. But the thought was it's too far from the city. Would also need to relocate Rugby League SA, but that would take relative peanuts. A second oval would likely needed to be at Flinders though.

Most other existing ovals in the inner/middle areas are tenanted, too small (eg Unley/Norwood/Prospect/Mitcham/Kingswood/Goodwood/Payneham/Walkerville/Camden/Kensington) and/or have longstanding District Cricket teams (Campbelltown).

Mortlock Park at Colonel Light Gardens or Kensington Gardens Reserve would likely be even better than Panther Park, but I suspect that there would be uproar from existing tenants and the community at the loss of prime public greenspace.

IMHO, the ACC missed a massive opportunity not to be their usual deadsh.t selves (holding the City of Adelaide back) by allowing the establishment of elite facilities shared with the public at either the Aquatic Centre (where the parklands are mostly an underwatered sh.thole) or at the existing Waste Station & Park 10 in association with Adelaide Uni.

So Thebarton it is ......

I expect if it is Thebarton, we won't need Ross
 
I think Olsen said previously it'll be turned into residential housing. I think the figure was something like it was gonna cost $60-$80 million for the land which immediately ruled it out as an option for us.

This is another negative reaction to the news yesterday. This is is only 4 or 5 minutes, basically straight across the intersection from Brompton.

They will add another 200 to maybe 250 properties, and to generate some sort of ROI they will need to build apartments style housing or townhouses line West Lakes.

The SA Liberal party only saw the dollar signs yesterday and got greedy. Wasn’t very sensible
 
Anyone got the goss as to what’s happening with the brewery site?
Its currently being cleaned up and will go to market later this year. Probably look exactly like the Bowden proposal, and compete for the same dollars.

But with the brewery location being far better.


Lion, McMahon to prepare West End site for sale​

The brewery owner will ready the site for a sale to developers, but exactly what will be built is unknown – especially given plans for the nearby Entertainment Centre.
