They aren’t comparable.

It’s always been ours, the land was bequeathed when it was effectively worthless and the sport was amateur.

Now it’s a case of a multi billion dollar enterprise stealing public land for one of their franchises and then not wanting to pay rates.
And West Torrens played there for 70 odd years before they fell over. It is the same situation. It's been a footy Ground for a hundred years. They just have a new tennant now who wants to markedly improve the site and effectively do what we do at Alberton. I don't begrudge them of that at all. Deep down they have always been jealous of that real club feel Port has. They never had that at West Lakes. I've always said Thebarton was the option for them. I think many of our supporters see this as a good thing for the Crows and are anti it for that fact alone.

I'm happy they got this over their other options.
Other than West Lakes this is the worst case scenario for them. It is also obviously good for the area.

However, their attempt to ride roughshod over due process and the loss of facility (as well as the lack of financial contribution) should be questioned.

What does Port pay for Alberton? I read somewhere that the land for the redevelopment was given away for a peppercorn $1 pa. Not sure if true. Cant find anywhere else. Have found on the Port website that we pay a "Significant" amount to lease Alberton, but what is "significant" is in the eye of the beholder. I'm sure RussellEbertHandball has looked it up somewhere in the Council/Club's financials at some stage.
The club has never put up $$ figures but in the notes to the accounts it says it pays a commercial rate for some of the land it leases. The actual oval area would be would be a peppercorn lease.

This is the note from 2018. It was the first year it said that after the 2017 season Adelaide Oval Stadium deal review -
the provisions of the ' Adelaide Oval Financial Model - Core Funding Principles' agreement were re-negot iated in 2017 so that from 2019, no further amounts are payable to the SANFL.

16. COMMITMENTS FOR EXPENDITURE
Operating lease commitments - Group as a lessee
The Group entered into commercial leases on Alberton Oval and the staff car park. These leases have an average life of between 10
to 20 years with renewal options included in the contracts. There are no restrictions placed upon the lessee by entering into these
leases. In addition there is a commercial lease at the Prince of Wales for an initial 5 year term with 5 by 5 year renewals available. In
2016 the Group committed to a further 5 years.

Future minimum rentals payable under non-cancel lable operat ing leases at 31 October 2018 are as fol lows :
There is a within 1 year figure and an after 1 year but not more than 5 years figure and the More than 5 years was $492,988.

My guess is about $20k- $30k per year to the council as the 2019 5 year figure said $443,464.

The 2016 figure was $4,599,228 when we still had the AO funding of $600k per year.

In 2020 and 2021 the accounting standards on leases were changed and the note wasn't produce and relevant figures were in the new note on Leases so were amalgamated with other info and even less transparent.


A couple of weeks ago I looked at the West Torrens Council's page about the proposal. Thebarton Oval Precinct proposed lease agreement

They had several documents including one about the lease terms. pages 3 and 4 of the first document you can download - Draft key commercial lease terms says

The relevant rate for the Initial Term will be a market competitive rate but will not be a commercial rent rate. Rent rebate:
Years 1 – 10: 80% rebate
Years 11 – 20: 60% rebate
Years 21 – 30: 40% rebate
Years 31 – 42: 20% rebate
........

Approximate Rent & Council Rates for Initial Term calculated on indicative figures only as follows (and based on current values*):
•Years 1 to 10 = $20,250 p.a. (Rent $20,250 + Rates $0)
•Years 11 to 20 = $40,500 p.a. (Rent $40,500 + Rates $0)
•Years 21 to 30 = $141,443 p.a. (Rent $60,750 + Rates $80,693)
•Years 31 to 42 = $161,693 pa (Rent $81,000 + Rates $80,693)

The old Thebby Oval area upgrade proposal will sail thru no problems and so it should, if the SANFL and sub lessee SAAFL agree to any changes to their original lease terms and become subordinated to the crows. There shouldn't be any real opposition to this, other than the usual NIMBYs.

I have no idea if you can split the proposal into 2 parts and the crows probably don't want to do it, as it means they loose leverage.

The shit fight is over Kings Reserve area. That has been public land for decades and that's where local residents will have a real impact on any decisions. I don't live in the area so i don't care what the end result is, provided the process is correctly followed and no dodgy deals are done.

Should have gone to the PAE Council website in the first place. Looks like a big jump in lease payments due to the redevelopment. It might include Council Rates which might have been billed separately to the old lease payments and why the old note in the 2018 accounts suggests only $20k to $30k.

Electrical Services upgrade capital funding looks like something to do with AFLW night matches mentioned in the Advertiser article yesterday.


The Proposal

The Port Adelaide Football Club (PAFC) currently lease and license portions of Alberton Oval, Alberton. The current PAFC occupancy agreement commenced on 1 January 2019 and expires on 3 December 2023.

The Development proposal
On 1 April 2021 PAFC submitted a proposal to Council to redevelop facilities on the eastern side of Alberton oval, including expansion of the Alan Scott Headquarters building and the provision of new indoor and outdoor recreation/training facilities for shared Club and community use.

The AFL is lining up a new key partner after ending its long association with Coca-Cola that has spanned more than three decades.

An AFL official has confirmed its long partnership came to an end last month. The Big Deal’s Warren Tredrea said the new contract is poised to play a major role in the game’s financial future and the health of its 18, maybe 19 clubs, with Tasmania’s bid for inclusion still pending.

“This is a massive financial windfall for the AFL and another step towards clearing the debts suffered by the game during the COVID years,” Tredrea said.

Seven News’ Mitch Cleary is reporting that rival Schweppes is being lined up to replace Coca-Cola from next season. Schweppes is owned by Asahi Breweries.

Coca-Cola’s relationship with the AFL peaked in the six seasons between 1995-2000 when it was naming rights sponsor..The soft drink giant has also sponsored the Brisbane Lions. It’s expected Coca-Cola will still be sold in AFL stadiums with local catering contracts still in place.


Asahi Breweries bought Schweppes in Oz in 2009 and in 2020 got ACCC and FIRB approval to take over Carlton and United Breweries. Looks like they have got some vertical integration into the AFL. Next step is the big stadiums contracts to kick out Coca Cola brands and Lion Nathan Brands.

So about 48% of Oz beer market is owned by one Japanese conglomerate and about 46% owned by another Japanese conglomerate in Kirin Brewing who in turn are part of the Mitsubishi Group.

They could take over Adelaide Oval and it would make no difference. They will never be a true club and certainly not to the extent of the PAFC.
