Opinion New AFC HQ (Part 2): The wheels are in motion

Olsen said this on 5 October 20024, "We’re in the final days of contract negotiations and should there be no impediments to that, I’d hope we’d be in a position to turn soil at Thebarton Oval in November".

Rowey is breaking a story tomorrow on 5AA - waiting on confirmation. The construction cost is blowing out and assume the finance arrangements might be an issue now (gut feel).

Perhaps get ever member to donate $100 - would raise $6m.

What it costs is largely irrelevant to whether we can legally start building or not.

We can't.

Thought everything had been dealt with. What is outstanding?

Again, Olsen said first soil being turned was September, tomorrow is November and again 🦗🦗
That's probably what the engineering and certification firms we've engaged had told him.

They've got planning consent which was a big deal, but building consent is another matter.

I've no doubt we are close, but there's a fair bit involved in building consent of a facility such as this. Where we were hamstrung was it taking so long dicking around with council to get the first bit done.

I'm a civil engineer by trade, I can tell you that I'd be shocked if we were digging ground before the new year.

Without doubt the costs would have increased. I doubt the club would be asking for donations. Time will tell.

Has anyone anywhere said that we don't have building consent?

From Olsen's comments it sounds like it's stuck in getting the construction contract sorted out with a builder. And if you are a civil engineer, you'd know that can take aaaaaages.

I can tell you for a fact that services infrastructure for the new facility has been designed and approved

To be honest it doesn't really matter when it starts, as long as the contract has a set completion date, which I imagine it would, with bonuses for meeting / penalties for not. Then it's up to the contractor to manage the program to meet the client's timeframe. The type of contractor that we would likely be engaging to do this work would be more than capable of accelerating their program as required.

They’ll be a ton of fundraising as time goes on. Maybe not because they are desperate but because they can.

Once you’ve got all of the corporates and high end people locked in without cheapening the offer they’ll open up something for members to have their name on a wall, paver, brick or fence picket or something.

No year mentioned?

Not even close - they are targeting members with business ties, family money, etc. Not just us regular folk. My boss showed me the booklet. He passed.

Given the feeling of ownership of the club they've fostered with their customers, I'd be surprised if they couldn't raise 100% of the costs via donations.

It's quite easy to find on the government planning and development page. I do know the firm who've been engaged to provide it.... and it was a touch surprising.

And yes, construction contracts can take a very, very long time.
